A short time ago you would not expect to find any condominiums on Siesta Key under $300,000. But prices have fallen back down to pre-boom levels. right now there are actually 36 condominiums for sale on Siesta Key that are priced under $300,000 and 15 of them are two bedroom condos. With prices now at this level these units are selling. Now really is time to buy.

On Tuesday, the Federal Reserve lowered the benchmark interest rate by three-quarters of a percentage point.  With the rate now at 2.25% and sales activity climbing, the Sarasota/Bradenton market is showing clear signs of improvement. Buyers in increasing numbers are taking advantage of the lower rates and good deals.  As always, I continue to scan inventories looking for goods deals for home buyers and investors and have been involved in three situations in the past two weeks were buyers have been written offers only to have another buyer make a highe offer.  One client put a low “take or leave it” offer of $440,000 on a $499,000 condominium on Siesta Key.  The seller countered at $495,000 and the buyer decided to let the offer “marinate”.  While it was marinating another buyer came in with a higher offer which was accepted.  Inventories are high but the good deals are selling.  An experienced agent can help you find those deals.

Sarasota, A Boomer’s Paradise

It is no surprise that AARP named Sarasota number 4 on its list of “The 15 Best Place to Reinvent Your Life.” In recent years, however the median age has be declining as many younger people have been attracted to the area because of the high quality of life and strong job markets. Sarasota County, which includes the city of Venice and parts of North Port ranks number 7 on the list of Top 10 U.S. counties with the highest percentage of residents 65 years or older. In 2000, census data placed Sarasota in the number 5 spot. It is expected that Sarasota’s influx of younger people will soon be out paced by aging boomers in the next few years. Currently 29.4% of Sarasota county’s population is 65 years or older. Nationally the percentage of people 65 years or older is 12.4% and in Florida the number is 16.8%

Not Here…

newpass.jpgIt may be surprising to some to know that the shores of North and South Carolina see far more storms than do Florida’s West Coast.   Sarasota, Manatee and Charlote counties are among the least likely of locations for a hurricane to make landfall.  Actually, Sarasota has not had a hurricane make landfall on it’s shores since 1921.  newpass2.jpgThat hurricane damaged the fishing docks at Marina Jacks thus clearing the way for the upscale waterfront that Sarasota is so well known for.   An earlier storm created New Pass back in 1848 when it made landfall along the shores of Longboat Key.  We did have a close call in 1966, when hurricane Alma passed just offshore on it’s way to the northern waters of the Florida Panhandle.

55+ Communities

An Active Adult community is an age-restricted community that typically requires at least one resident be age 55 or better and restricts anyone under 19 from being a permanent resident. Age restrictions may vary by community.

  • Active Adult housing (55+) is the fastest-growing segment of the US housing market.
  • Nationally, the average age of a buyer in an Active Adult community is 66 years.
  • The vast majority of purchasers in Active Adult communities are not retired, and have no imminent plans for retirement.
  • Among surveyed prospective Active Adult buyers, 85% cited a desire to be more physically active once they move to their new home. Golf was the most popular activity of choice.
  • ‘Boomers’ – those considered most likely to drive the Active Adult movement, currently represent as much as 29% of the total US population!
